Much more than I anticipated not to mention it took a lot longer than I first anticipated, but on the good side, it did save us a lot compared to if we would have hired a contractor to do it. It's good to be back and it's nice to see you've guys have given me a lot of posts to catch up on. Smiley

Estimating an accurate cost for renovation of a project is very difficult to master. Cost/time over-run is quite common particularly with do-it-yourself projects.

That's the truth. It was definitely a lesson learned.

I learned quite a bit while finishing my basement.  The only thing really left is a fireplace.  Have you done any research on a pellet stove?  They seem pretty easy, not much more then an exhaust and power for the blower.  But it all sounds just easy enough to have plenty of surprises   Undecided

If I decide to go with the pellet stove, I may call ya.  But I have'nt been in a hurry since the 77 flood had me going uphill from Kernville so if you don't hear from my right away I probably didn't consider it yet.

Not sure how much help I can be, but have had some good experience that might help.

We are considering a trip to Idaho so if you don't get me .... well ...... grandsons you know.
